This letter is long overdue. Jen and I wanted to write to thank you for making our first home buying experience so pleasant. I feel lucky to have, by chance, come across your website. Lila Nicolls was very helpful to me when I was buying and selling property in Hampton, Virginia. As our Realtor agent, she advised and assisted in the repair of rental property prior to selling, and negotiated in the purchase of other property - all of this was done in a short restrictive time frame.
This letter is long overdue; however we want to express out gratitude to Lila Nicolls for her outstanding service in helping us purchase a home. In December '95, when we learned of our transfer from Panama City, FL to Hampton, VA, we contacted many offices for assistance in finding a home. Carpenter Brothers, Inc. (Lila's former company) earned our business through the initial contacts with Lila Nicolls. Her responsiveness, positive attitude, and professionalism, gave us the confidence we needed to even consider purchasing a home from across the miles. We arrived to Hampton on Dec. 30 to find Lila putting the needs of her customers far above that of herself. We did some power house hunting Dec. 30-Jan. 1 and it was evident that our many correspondences via mail, E-mail and telephone, with countless hours of research on Lila's part, paid off. Lila asked the right questions to know what we were looking for in a home, did her homework thoroughly, and made excellent use of our time in December. After our offer had been accepted, and we returned to Panama City, Lila kept us informed on the status of our purchase to ensure the transaction would run smoothly. We did not have to worry about this deal because we knew Lila was taking care of things. When it was time to close, Lila's attention to detail and thoroughness in her job saved us money and made moving to a new city an easier task for our whole family. We requested Lila Nicolls to act as our buyers agent in 3;3;... Lila was very helpful in her recommendations for identifying our realty needs, our budget limitations, and alternate financing mediums. Following inspections of several properties, we entered a purchase contract for our current home in Hampton, Virginia. Our settlement date was November 1994. Lila was instrumental in negotiating and writing our purchase contract. She was most attentive to the operability and appearance of all functional units within the interior and exterior of the home plus the appliances, heating and cooling systems. As a result, all necessary repairs were accomplished on pertinent systems to our complete satisfaction prior to closing. The purchase contract negotiated by Lila also resulted in significant reductions in our closing costs and enabled us to obtain a buy down through our mortgage company. We realized a cost savings of $5,000 at closing alone! Our costs savings continue every month because of the low interest rate obtained on our discounted mortgage loan. My husband and I ran across Lila Nicolls by accident, but it was one of the best accidents we had. We were what I call being railroaded by 2 other companies and Lila was our savior. She worked with us and went out of her way finding our present home. On the first shot she found us what we wanted, in the area we wanted, and in the price range we could afford. She wasn't even the agent we had hired. She was a shoulder to lean on during our hard time with the other companies. She still to this day, after 6 years, keeps in contact with us through Christmas cards and "hello" notes, calendars, throughout the year. I will always refer this company to anyone. My wife and I arrived in the Hampton Roads area in August. Quite by accident we stopped by for only a chance to look at available homes in the Multiple Listing Book. We were warmly received and introduced to Lila Nicolls. She spent quite a bit of time trying to become acquainted with our needs. Not only did we see the book, but she made several recommendations of areas we might be interested in and volunteered to show us around when time was available. We did return later to begin the process of home selection but could not commit as our home in St. Louis had not sold. This went on for months, but no matter what time or where we wanted to go, she was always ready. Finally, our house sold and we began to seriously look for a suitable home, which took very little time due to her past efforts. Lila is a wonderful assistant and not once did she try to "sell" us anything. She offered alternatives and advice when asked, but never followed us through any house. That is the way I want to be treated. The house sells itself and I expect the agent to answer questions about schools, shopping centers, nearest fire station, estimated taxes, etc...
